About The Architectural Review Committee (ARC)

Who are we and what do we do?

The ARC consists of four North Hill homeowners who volunteer their time to review applications for any external additions, changes, or improvements to their homes. 


We look carefully to see that the application meets the HOA expectations and Architectural Guidelines. 


The ARC can approve or deny applications, but cannot change the HOA expectations or Architectural Guidelines. The ARC also cannot issue waivers to the guidelines.


Our philosophy centers on the following:


  • To establish the practice of homeowners notifying the ARC before they do an improvement outside.


  • To establish a positive working relationship with the community.


  • To render fair and considerate decisions that will not set negative precedents.


  • To establish and maintain standards set out in the Architectural Guidelines to maintain property values and avoid creating enforcement issues in the future.

Who created the Architectural Guidelines?

The Architectural Guidelines derive from the agreement between Toll Brothers and the City of Thornton. 


In particular, the Approved Plant and Tree list as well as the noxious plant list come from the City of Thornton (who has landscape architects on staff). 


Due to the arid nature of the area, water use is a serious concern and affects the types of allowed plantings.
